Maintenance FAQ
Answers about requesting repairs, urgent maintenance, apartment access, pest control, and property care.
Submitting a Maintenance Request
How do I submit a maintenance request?
For non-emergency repairs, submit a work order in your Resident Portal ↗. Describe the issue, identify the location in the apartment, and attach photos if helpful.
Please use the portal rather than text messages for routine maintenance so requests can be properly documented and tracked. If you cannot access the portal, call or email the office.
What happens after I submit a request?
Our dedicated maintenance team reviews incoming requests, evaluates urgency, and arranges appropriate follow-up. We may contact you for additional details or to schedule access. Please keep your contact information current and monitor your portal for updates.
How quickly will a non-emergency repair be completed?
Timing depends on the urgency of the condition, access, parts, vendor availability, and the work required. We prioritize safety and essential services. For an update, review your request in the Resident Portal or contact our office. We do not promise a fixed completion time for every repair.
Can I upload photos to help explain the problem?
Yes. Photos and a short, clear description often help our team diagnose an issue and prepare for a service visit. Include the location of the problem and when you first noticed it.
Can I make repairs or hire my own contractor?
Contact the office before arranging repairs, alterations, or outside contractors. Work involving plumbing, electrical systems, building fixtures, or other property components should be coordinated with our maintenance team. Resident rights and any reimbursement options remain governed by the lease and applicable law.
Emergency & Urgent Problems
What is considered an urgent maintenance problem?
Examples include major flooding or an uncontrolled water leak, a sewage backup, serious electrical hazards, a loss of essential facilities, or another condition posing an immediate risk of injury or serious property damage.
For urgent building maintenance, use the emergency maintenance contact provided for your building. For fire, medical emergencies, immediate threats, or danger, call 911.
What should I do if I find a water leak?
Report the leak promptly. If it is safe and practical, turn off the affected fixture's water supply to limit damage. Avoid electrical devices near water and do not delay contacting the emergency maintenance number when flooding or significant damage is occurring.
What should I do if my electricity stops working?
Determine whether the outage affects your apartment or the surrounding neighborhood. For service interruptions, check SDG&E ↗. If the problem is limited to your unit, submit a maintenance request. For sparking, overheating, exposed wiring, or another immediate hazard, contact emergency maintenance or 911 as appropriate.
What should I do if I smell gas?
Leave the area immediately. From a safe location, call 911 or SDG&E's emergency service. Do not operate switches or appliances or try to locate the leak yourself. After emergency personnel or the utility has been contacted, notify the office.
What if I am locked out of my apartment?
Call the office at (619) 795-7493 for assistance and instructions. After-hours availability and any lawful charges depend on your rental agreement and circumstances. Do not force a door or window open.
Access, Equipment & Safety
Will I be notified before maintenance enters my apartment?
We provide notice of entry when required by California law. For many non-emergency entries, at least 24 hours' written notice is generally considered reasonable, though emergencies and certain other circumstances have different rules. We work to minimize disruption when coordinating visits.
What if a smoke or carbon monoxide detector is not working?
Report the problem promptly through the Resident Portal, or call the office if there is an immediate safety concern. Do not remove or disable smoke or carbon monoxide detectors.
What if I notice mold, dampness, or moisture?
Report water intrusion, persistent dampness, visible mold, or unusual moisture promptly through the Resident Portal, including photos if possible. Prompt reporting allows us to investigate and determine appropriate repairs.
Who handles maintenance at my property?
Pacific Home Rental LLC provides dedicated maintenance coordination and services exclusively for the Rui & Rosa Mateus Family Trust properties. Rent, leasing, and landlord decisions are handled by the applicable landlord or authorized representative.
Pest Control & Shared Areas
What if I see cockroaches, rodents, or other pests?
Submit a request in the Resident Portal promptly. Describe the pest, where you saw it, and whether you have photographs. Early reports help the maintenance team coordinate inspection and appropriate treatment before a problem spreads.
How should I prepare for scheduled pest treatment?
Follow the specific preparation and safety instructions given by the pest-control professional. These may include making areas accessible, properly storing food, and following re-entry guidance after treatment. Please report access problems before the scheduled visit.
How should I report a common-area repair?
Use the Resident Portal for items such as hallway lights, doors, laundry machines, gates, or other common-area equipment. Include the exact location and a photograph when possible. For immediate hazards, use your building's emergency maintenance contact.
