Rent & Lease FAQ
Answers about your Resident Portal, rent payments, rental agreements, parking, community rules, and moving out.
Your Account & Resident Portal
Who manages my rental property?
Our rental communities are owned and managed through the Rui & Rosa Mateus Family Trust and the applicable property owners identified in your rental agreement. Pacific Home Rental LLC (PHR) provides dedicated maintenance services for these properties. Leasing, rent, and landlord decisions are handled by the appropriate landlord or authorized representative.
Why does my Resident Portal show the RM Family Trust logo?
We updated the portal branding to reflect our property ownership. You will see the RM Family Trust logo in place of the Pacific Home Rental logo. Your existing rental arrangements, contact telephone number, and office address remain the same unless you receive a separate official notice.
How do I access my Resident Portal?
Use the Resident Portal ↗ to view your account, make available payments, and submit maintenance requests. If you have not activated your account, contact the office for assistance.
What if I forgot my password or cannot sign in?
Use the password-reset option on the Resident Portal login page. If you still cannot sign in, contact us at info@pacifichomerental.com or (619) 795-7493.
How do I contact the office about my lease or rent?
For lease, rent, tenancy, and account questions, email info@pacifichomerental.com or call (619) 795-7493. Our office address is 2801 Camino del Rio S, Suite 318, San Diego, CA 92108.
Rent & Utilities
When is my rent due?
Rent is due on the date stated in your rental agreement. Check your Resident Portal for charges, your current balance, and payment history. Allow enough time for electronic or mailed payments to be processed.
How can I pay my rent?
Use your Resident Portal to review available payment options, or follow the payment instructions in your rental agreement and current official notices. Checks must now be made payable to Rui Mateus, not Pacific Home Rental LLC.
Where should I send a rent check?
Make the check payable to Rui Mateus and mail it to:
Rui Mateus2801 Camino del Rio S, Suite 318
San Diego, CA 92108
Include your name, building address, and unit number. If you have received different official payment instructions for your tenancy, follow those instructions.
What if I cannot pay my rent on time?
Contact our office as early as possible to discuss your situation. Contacting us does not by itself change your rent due date or waive any lawful obligations under your rental agreement.
What if I see a charge that looks incorrect?
Contact the office with the date and description of the charge and any relevant records. We will review the account and respond to your question.
Which utilities am I responsible for?
Utility responsibilities vary by unit and are identified in your rental agreement. Depending on the property, you may be responsible for electricity, gas, internet, or other services. To establish or manage gas and electric service, visit SDG&E ↗.
Community & Lease Rules
Can I have guests or add another occupant?
Guests are subject to your rental agreement and applicable law. If someone intends to move in, or you would like to add or replace a roommate, contact the office to discuss any applicable authorization and documentation requirements.
Are pets allowed?
Pet rules depend on the property and rental agreement. Please ask the office about the applicable process before bringing a pet into the apartment. Assistance-animal requests relating to a disability are considered separately under fair housing law.
What if someone parks in my assigned space?
If an unauthorized vehicle occupies your assigned parking space, you may call the towing company directly using the number posted on the signs in the parking areas. Provide your building address, parking space number, and details about the vehicle.
The towing company will determine whether a vehicle can be removed under applicable law and the posted rules. You do not need to contact our office before calling the towing company.
How do I report excessive noise or a disturbance?
For recurring excessive noise, loud arguments, or other non-emergency disturbances, submit a report through your Resident Portal. Include dates, approximate times, and a factual description. For violence, immediate danger, or another emergency, call 911.
What are the rules for trash and common areas?
Place household trash in the designated containers. Keep hallways, stairways, entrances, walkways, and exits free from personal belongings and obstructions. Do not leave mattresses, furniture, or bulky items in common areas; arrange for proper disposal. Refer to your lease and posted property rules for property-specific requirements.
Can I paint, change locks, or modify the apartment?
Contact the office before making alterations or installing fixtures. Modifications may require written approval, subject to applicable law, including disability accommodation rights. Do not make unauthorized changes to building plumbing, electrical, or other major systems.
Is renters insurance required?
Review your rental agreement to determine whether renters insurance is required for your tenancy. Even when it is not required, we recommend coverage for your personal belongings and personal liability. Property-owner insurance generally does not cover residents' personal possessions.
Moving Out & Security Deposits
How much notice must I give before moving out?
Provide written notice as required by your rental agreement and California law. For a typical month-to-month tenancy, at least 30 days' written notice is generally required, but different lawful requirements or exceptions may apply. Contact the office if you are unsure which terms govern your tenancy.
What if I need to leave before the end of my lease?
Contact the office as soon as possible. Early termination may involve obligations under your agreement and California law, and some circumstances carry special legal protections. We can review the relevant paperwork and next steps.
Can I request a pre-move-out inspection?
California law generally gives a departing resident the opportunity to request an initial inspection before moving out, subject to certain exceptions. The inspection can identify conditions that may result in permitted deposit deductions and give you an opportunity to address them. Please contact the office to schedule.
What should I do before turning in my keys?
Remove your belongings and trash, clean the apartment and appliances, report outstanding maintenance issues, return all keys and access devices as instructed, and provide a forwarding address. Taking move-out photographs is recommended.
When will my security deposit be returned?
Under California law, the security deposit, minus any lawful deductions, and an itemized statement of deductions when required are generally due within 21 calendar days after move-out. Deductions may cover allowed costs, but not ordinary wear and tear. Provide a current forwarding address to help us deliver your paperwork.
